How
do you charge for your services?
We charge a percentage of the labor and material cost to build you
home. This is paid in phases as construction is completed. We provide you with our supplier
discounts and you will get invoices for all labor and materials used to build your home. Our customers
like seeing everything and there are no hidden costs.
How much does it cost to build a home?
Generally, most homes cost between $100 and $150 per square foot which includes our fee. There
are many factors which influence the cost of your home including:
1. Square Footage --
It is important to note that a well-planned design can feel and function much bigger than a poorly laid out floor
plan. When you think about the size of your home note: Interior square footage shown on most house plans represent heated/cooled
floor space only. In addition, most home plans will list square foot totals without including bonus rooms in their
total. If you wish to complete this area you should add it to the total square feet. Moreover,
square foot totals are from the outside face of the stud and do not include two story or vaulted spaces, garages,
bonus rooms, covered porches or any other unfinished areas which also affect cost.
2. Lot Requirements
– Your lot will affect the cost of the home--how easy is it to build on your lot considering restrictions, set
backs, excavation, etc. ? 3.
Shape of Plan – Generally, the more the house plan looks like a box – the less
it usuallly costs to build. Cuts and turns in the foundation and roof line add to the cost of the home.
However, cuts and turns add to the beauty and uniqueness of the plan. Also remember
it is generally cheaper to build up rather than out – a two story is usually less expensive than a one story of the
same square footage. Think of the footprint – the larger the footprint - the more
costly.

Exterior Finishes - Generally stone costs more than brick which costs a bit more than concrete
(such as Hardie) siding which costs more than vinyl.
5. Special Features
– Porches add to the cost of the home. Basements are an added cost but often a great way to get more
square footage at a reduced cost.
6. Interior Finishes – Keep
in mind the grade of your interior amenities (type of flooring, trim work, fireplaces, cabinet and appliance types etc) can
greatly affect the final cost.
